This 4.91 acre property sits near Parks Highway 3 and is located off of E Jerry Jeff Drive (currently undeveloped). This property is within an HOA and and is only accessible by quad or snow machine (nothing larger allowed on the trails). The trails throughout the subdivision are maintained by residents and the annual HOA fee of $50. The property is less than 5 air miles from Trapper Creek which offers basic amenities and less than 8 air miles from Talkeetna which which offers multiple flight seeing tours, riverboat tours, fishing, float trips, hiking, festivals and Nordic skiing to name a few.

Please take the time before you read any further to understand this property is in a remote portion of rural Alaska: The Last Frontier, The Wild Wild West, Grizzly Bear Country. There will be no 7-11, Gas station, Liquor store, and no beauty salon. There are animals here that can ruin your day quite quickly if you are not prepared with the right equipment and that includes high powered rifles, handguns and knives. You are not going to drive there in a Toyota Prius. You are not going to be able to get all the way to your property with a 4X4 vehicle although you will be able to get part way there with a 4X4 and then finish with an all terrain vehicle, snow mobile or snow cat. Parking is available at Mile 118.2 of the Parks Highway for the southern part of the subdivision and at Mile 120.5 of the Parks Highway for the northern part of the subdivision. The parking lots are shared by all property owners and can sometimes become crowded on weekends and holidays. Please conserve space, while still being respectful of needed access to the trailhead, vehicles and trailers. Please do not restrict access to the trail leaving clear and open space for ATV's, snow machines and dog teams pulling trailers and sleds. The parking lots are plowed by the Mat-Su Borough contractor for the area. Generally the lots are not plowed until one foot of snow has accumulated. In the 118 parking lot, we need to leave a little space near the driveway to give the snowplow room to push the snow off to the side as he comes up the driveway. No additional navigation guidance is available at this point, please plan and prepare trip accordingly. Alaska has a huge trail system for ATVing and then Winter snowmobiling which can be used to travel throughout the area. You can build a cabin over time with the timber on the land if you wish or bring in building supplies over time as others have done to build. You can take in an all year round tent and store it on the land to use it as you develop. There are multiple cabins in the area. There are thousands of acres nearby to explore.

This area has great fishing, hunting and snow machining. Popular hunting and wildlife viewing in the area includes Moose, Bear, Caribou, and Grouse and Hare.
