About this Land

4.043 acre property is located near Anderson and Healy on Coolidge Street (currently undeveloped). Please take the time before you read any further to understand this property is located in a remote portion of rural Alaska: The Last Frontier, The Wild Wild West. There will be no nearby market, 7-11, Gas station, Liquor store, and no beauty salon. There are animals here that can ruin your day quite quickly if you are not prepared with the right equipment and that includes high powered rifles, handguns and knives. Your neighbors will be caribou, moose, and bears. You are not going to drive there in a Toyota Prius. You can build a cabin over time with the timber on the land if you wish or bring in building supplies over time. There are great views of Mt. McKinley and the world-famous Aurora Borealis (northern lights). Fairbanks Alaska is considered one of the best places to see the Northern Lights in the world. Fairbanks is located inside the Aural Oval, which hovers over the North Pole, which greatly increases the chance to see the Northern Lights. The Aurora season is typically from August 21st through April 21st. There are no utilities to the property, as is the case with nearly all Alaska property outside city limits. This property is not remote by Alaskan standards. There are no time limits to build your cabin.

This property is near Stampede Trail, which is the famous area for Into the Wild, where the bus remained until 2020. Property is approximately 20 minutes from the town of Anderson. Wildlife common to the area include moose, bear, eagles, and of course Alaskan salmon. Nearby rivers and streams are all loaded with fish and ready to be explored.

Access to the subdivision is from the Parks Highway, between mileposts 266 -272, then west along interior rights-of-way. Nearby parcels have walk-in or overland access from undeveloped rights-of-way. Rights-of-way within the subdivision vary from undeveloped, to brushed ATV trails, to 4-wheel drive accessible pioneer roads. Washington Way has been improved to a pioneer road for approximately 1.5 miles. Lincoln Dr. and Harding Way are established ATV trails. Roosevelt Ave. and Coolidge St. are undeveloped and limited to overland or walk-in access.
